Door Fobs, Front Gate Remote Control & Parking Permits - Replacements

Please contact us if you require any of these items. Security is paramount at the Old Hospital, with private CCTV in operation. If we agree that a block fob, remote control or parking permit has a valid reason to be replaced, then it will be issued. Currently, any one item to replace is £30.00, payable by bank transfer.

Gas Boilers and Air Source Heat Pumps

Owners must ensure that boilers and heat pumps have a regular service (usually annually).

Failure to do so in the event of a problem can result in:

  • Increased individual water bill.
  • Landlord's / owner's responsibility to show maintenance of the boiler in the event of an insurance claim for water leaks to another flat/ building/communal area.
  • Possible recharging from CSMC for communal repairs due to water leaks from individual flats.

GAS BOILERS

Dudley House: These flats have a gas supply. Higgins Homes, the developer, installed Potterton gas boilers: https://www.potterton.co.uk/products/gas-boilers

AIR SOURCE HEAT PUMPS

Brockman Place, Hales Court, Mainy House, Hewson Court: These flats have an electricity supply only for heat pumps. Higgins Homes, the developer, originally installed NIBE Air Source Heat Pumps. NIBE Customer Service: https://www.nibe.eu/en-gb/customer-services/nibe-servicing

Owners may choose the heat pump manufacturer directly or their own supplier to carry out boiler servicing, maintenance and repairs.

IMPORTANT: The NIBE air source heat pumps, if not serviced regularly/annually, are typically presenting with failed valves which are costly to repair, however, a more serious issue is that the NIBE units are reaching the end of their life expectancy, are not efficient and will eventually need to be replaced. See below for more information.

AGEING NIBE AIR SOURCE HEAT PUMPS & GOVERNMENT GRANT £7,500. (Boiler Upgrade Scheme).

As part of future proofing, CSMC have carried out research on replacing the ageing NIBE units, some of which are now presenting with seized compressors that cannot be repaired. Also, we believe that the ageing NIBE units (between 10 and 12 years old as of 2024) may only be yielding 1.5 units of heat for 1 unit of electricity. This measurement is known as the SCOP (Seasonal Co-Efficiency of Performance).

You should be looking for a SCOP of 4 in any new air source heat pump.

There is a local contractor in Headcorn, K A Stripp Limited who should be able to access the government grant of £7.5K and who has already fitted new air source heat pumps at the development. Of course owners are free to use any qualified contractor they wish.

IMPORTANT: In addition, any owners who do NOT have a ground floor flat must seek permission from CSMC on behalf of the freeholder on the positioning of the external unit.

LEAKS

Ideal Standard Conceala 2 Ballvalve - See visual

If water is constantly running in the toilet bowl, it is likely to be this failing ball valve. This will need to be replaced in order to stop the water leak from the toilet.  Alternatively, the Ideal Concealer inlet valve and/or flush valve may need replacement. If the flow of water is strong, then please apply the internal stop cock when you are out or at night, for example. Owners are of course free to use any plumbing or heating company they wish.


Policy on pets kept by occupiers within flats

NO PET DOGS will be permitted to enter or stay within the estate under any circumstances. This includes temporary 'visiting' dogs.

Schedule 5 Stipulations and Restrictions, Clause 5 states: "No dog bird cat or other animal or reptile shall be kept in the Premises except with the prior written consent of the Manager which consent may be revoked at the discretion of the Manager."

If Landlords with tenants or Owner/Occupiers allow pets at the Old Hospital without consulting the Manager, CSMC, this is a breach of the Covenant.
